The Apartment Looked Perfect Online. Then You Went for an Inspection

You’d already imagined where your sofa would go. Then you walked into the apartment and wondered whether you’d been sent to the wrong address.

The “spacious” living room barely has room for your furniture. The bright bedroom faces a wall. And the peaceful neighbourhood from the description has a busy workshop next door.

After spending time and transport money getting there, it’s frustrating to realise the apartment looks much better on your phone than it does in person.

Photos can help you shortlist a home, but an inspection helps you understand what living there could actually feel like. Here’s how to make that visit count.

 

Look beyond the fresh paint.

It’s easy to get distracted by nice tiles and kitchen cabinets. Give the less attractive details some attention too.

Look for damp patches, peeling paint, cracks, and signs of leaks around ceilings and windows. Ask to see the water running and check how it drains. Open doors and windows, look at ventilation, and check whether your furniture could comfortably fit.

If something concerns you, ask about it before moving on. A promise that “we’ll fix it” deserves a clear explanation of what will be done and when.

 

Ask questions that reveal everyday life.

“Is there water?” is a start, but “What is the water source, and how often is it available?” tells you more.

Ask about electricity arrangements, waste disposal, security, parking, and who handles repairs. Find out whether there are rules about visitors, pets, or using shared spaces.

Where possible, speak with a current resident. They may be able to tell you things a short viewing won’t reveal, such as how noisy the compound gets at night.

 

Inspect the neighbourhood, too.

You’ll be living with the street, the journey to work, and the nearby businesses as much as the apartment itself.

Pay attention to access roads, drainage, transport options, and noise. If you can, return at a different time of day. A quiet midday inspection may give you a very different impression from an evening visit.

Ask yourself: Would this location still work for me on a stressful, ordinary Tuesday?

 

Get the full picture before deciding.

Ask for a written breakdown of the rent and any additional charges, including applicable service, agency, agreement, or caution fees. Confirm what each charge covers and whether it recurs.

Take notes and, with permission, photos so you can compare apartments afterwards. It’s much easier to make a clear decision when you’re looking at actual details instead of trying to remember which place had which problem.

Most importantly, don’t let “someone else is ready to pay” make the decision for you. You need enough time to inspect, ask questions, and understand the terms.
